Building Safety Act 2022

​Knightsbridge Court is defined as a "Relevant Building" under the Act and therefore if you are proposing to sell your Apartment you will need to produce a Landlord's Certificate from our Freeholder, and you should do this at the earliest possible opportunity.

​

The following details are an extract from the Government Webpage

​

1. To demonstrate whether you are a qualifying leaseholder for the purpose of the protections, and to enable your building owner to calculate your maximum cap for historical non-cladding safety remediation, you must complete the leaseholder deed of certificate (MS Word Document, 61.2 KB). (The definition of ‘building owner’ can be found in What are my building owner’s legal obligations?).
 

2. To pass on any historical safety remediation costs to you, as a leaseholder, your building owner must complete the landlord's certificate (MS Word Document, 57.9 KB).

How to obtain a Landlord's Certificate:- (The Law requires that all Freeholders/Landlord's provide  Certificates at NO COST)

 

  1. Download the leaseholder deed of certificate 
     

  2. Complete the above, have witnessed and sign
     

  3. Go online to HM Land Registry and enter WA1 1TA, please use the bottom half of the list
     

  4. Download copy of the Title Register for your Apartment (Fee of around £3.00)
     

  5. Make a copy of a Council Tax, Water, Electricity (only one required) -  Statement/Invoice, covering 14 February 2022
     

  6. Enclose a letter advising the urgency of requiring the Landlord's Certificate, the Law requires that they reply within four weeks.
     

  7. Send to the address below using Royal Mail First Class Signed For Service, ensure that you obtain a Proof of Posting and the following day download a Proof of Delivery Certificate.
